What a roof coating does

Without a coating, a roof surface takes on moisture as it wears. A coating seals it, extends the roof’s life, and costs far less than a replacement when the roof is otherwise in good shape.

It can also make the building more energy-efficient, so you save on cooling and stay cooler in the summer. Every roof needs some care as the years go by, and hiring a licensed crew is a lot easier, and safer, than getting up there yourself.

We fix it before we coat it.Leaks and damaged spots get repaired first, so the coating goes on a sound roof.

Types of roof coatings

For a flat roof in Orange County there are four main liquid coatings. We help you pick the one that fits your roof.

Fluid-applied asphalt membrane (rubber)

A technologically advanced, economical system that extends the life of your current roof. Its elastomeric properties form a seamless membrane.

Polyurethane

Developed to be sprayed in place, and can also go over an existing roof membrane. Strong impact resistance, with a durable base coat and a UV-stable topcoat (aromatic or aliphatic).

Silicone

Elastic, with great adhesion. It resists weather and doesn’t get brittle with age. The trade-off: it can hold dirt and lose some reflectivity over time.

Acrylic

The economical choice. It has many good properties and costs less to apply.

Roof coating questions

Is a roof coating cheaper than a new roof?

Yes, usually by a wide margin, as long as the roof underneath is in good shape. If it isn’t, we’ll tell you.

Which coating is right for my roof?

It depends on the roof, the budget and how much sun it takes. Asphalt membrane and acrylic are economical; polyurethane is tough against impact; silicone resists weather and stays flexible. We’ll recommend one after we see the roof.

Can you coat over a leaking roof?

Not until it’s fixed. We repair the leaks and damaged spots first, then prep the surface and apply the coating.

Will a coating lower my energy bills?

It can. A reflective coating keeps the building cooler in summer, which cuts cooling costs.

How long does a roof coating last?

It depends on the system and how much sun the roof takes. Most need a maintenance coat every several years; we’ll give you the manufacturer’s numbers for the system we recommend.
