Flat Roof Repair & Replacement in Orange County
Flat and low-slope roofs on homes, additions and commercial buildings. A flat roof is a waterproofing job, and waterproofing is what we’ve done since 1945.

Why a flat roof is a waterproofing job
A pitched roof sheds water. A flat roof has to hold it off, sometimes for days after a storm. Water that sits where the roof doesn’t drain properly finds every seam, crack and tired flashing detail. Add years of sun and the surface dries out and cracks.
That’s where Crank is different from a typical roofer. We’ve spent our whole history keeping water out of decks, balconies and flat surfaces. Flat roofs with a deck, walkway or equipment on top are the jobs we know best, because that’s where roofing and waterproofing meet.
Where flat roofs leak
Almost never in the middle. These five spots are where we look first.
- 01
Drains and scuppers
Clogged or undersized drains leave water sitting on the roof, and standing water wears out a flat roof fast.
- 02
Seams and laps
Where one piece of roofing meets the next. Sun and movement open them up over time.
- 03
Parapet walls and edges
The short walls around a flat roof. Water gets behind the flashing and into the wall.
- 04
Penetrations
Vents, pipes, skylights and equipment stands. Every hole in the roof is a place to leak.
- 05
Where a deck sits on the roof
The transition between the roof and a deck or walkway above living space. This is our specialty: roofing and waterproofing done as one system.
What we do on flat roofs
Leak and crack repair
Many flat-roof cracks can be fixed in a few hours. We find the source first.
Roof coatings
When the roof is sound, a coating can add years for less than a replacement. See flat roof coatings.
Flat roof replacement
A new roof system when the old one is past repair, including single-ply TPO, modified bitumen and built-up roofing.
Roof decks
Decks and walkways on top of a flat roof, over living space, waterproofed as one system. See decks & balconies.
Commercial flat roofs
Low-slope roofs on commercial buildings. See commercial roofing.

Repair, coat or replace?
Repair when there’s one leak, a few cracks, or a failed seam or flashing. Coat when the roof is sound and dry underneath but the surface is worn. Replace when the roof is wet underneath, leaking in several places, or past the point where a coating will hold.
Coating over a wet or failing roof just hides the problem, so we won’t do it. We check which one it is, show you photos and give you a written estimate.

Flat roof questions
How long does a flat roof last?
It depends on the system and how well it drains. With proper maintenance, many flat roofs last 20 years or more. A roof that ponds water wears out much faster.
Is a coating cheaper than a new flat roof?
Usually, yes, when the roof underneath is still sound. If it’s wet or failing, a coating won’t fix it, and we’ll tell you.
Water sits on my flat roof after it rains. Is that a problem?
Yes, over time. Standing water speeds up wear and finds every weak seam. The fix is usually at the drains or the low spots.
Can you put a deck on a flat roof?
Yes. Roof decks need roofing and waterproofing done together, which is exactly what we do.
Do you do commercial flat roofs?
Yes. Homes and commercial buildings.
