Newport homes take more weather
Salt air, sun and wind off the water wear down coatings, flashing and metal faster here than a few miles inland. On the Peninsula, Balboa Island and in Corona del Mar, a lot of homes have balconies and roof decks over living space, which means the waterproofing has to hold, not just look good.
We’ve worked in Newport for decades. Our shop is ten minutes away in Costa Mesa.
What we do in Newport Beach
Balconies & Roof Decks
Waterproofing systems for decks over living space, with the thresholds, drains and railing posts flashed properly. That is where coastal decks fail first.
Roofing
Tile, shingle and flat roof repair, inspections and replacements, including the flat and low-slope roofs common on beach homes.
Coatings
Recoats before the coating wears through, so you’re maintaining a deck instead of rebuilding one.
What salt air does to a deck
Near the water, the coating usually isn’t the first thing to go. It’s the metal: railing posts, fasteners, flashing and drain fittings. When they rust, they swell and crack the waterproofing around them, and water gets into the framing.
On every coastal job we check the metal and the connections, not just the surface, and we use materials meant for salt air.
More on coastal decks: what good deck waterproofing looks like and coatings for patios and balconies.
We don’t build on bad bones. We’d rather lose a bid than put new work on top of an old problem.

Roofs on the Newport coast
Newport has just about every kind of roof: clay and concrete tile on the hillsides and in the gated communities, flat roofs and roof decks on newer and modern homes, and shingle on some of the older houses near the water. We work on all of them.
Near the bay and the beach, salt air goes after the metal first: flashing at walls and chimneys, valley metal, and the nails and clips that hold tile in place. When those rust, water gets in at the edges, even when the roof looks fine from the street. On a tile roof, the tile sheds most of the water. The underlayment under it is what keeps the house dry, and it usually wears out long before the tile does.
A lot of Newport homes also mix roof types: a tile main roof, a flat roof over an addition, a deck over a bedroom. The leaks we get called for most often are where those meet. Because we do roofing, decks and waterproofing, we check the whole connection instead of passing you between trades.
What we do on Newport Beach roofs
- Tile roof repair and re-felt. We lift the tile, replace the underlayment, battens and worn flashing, and put the original tile back. Broken tiles get matched to what’s on your roof. More on tile roofs.
- Flat roofs and roof decks. TPO, modified bitumen and built-up roofs, with the drainage set up so water leaves the roof instead of sitting on it. More on flat roofs.
- Shingle roofs. Repairs and full replacements. More on shingle roofs.
- Re-roofs. When a roof is too far gone to repair, we’ll tell you so and quote a new one. New roofs.
- Inspections. For a leak, before you buy or sell, or after a storm. The estimate is free and in writing. Roof inspections.
Roofing in Newport Beach, start to finish
Newport homes take more wind, salt and sun than most, and roof decks add one more surface to keep dry. Here’s the full list of roof work we do in Newport Beach.
Repairs & leak tracing
Cracked or slipped tiles, worn underlayment, failed flashing. We find where the water is actually getting in and fix that layer, not just the spot you can see.
Inspection & maintenance
A check once a year and after big storms catches small problems while they’re still small. You get photos of what we found.
Coatings & restoration
On sound flat and low-slope roofs, a reflective coating adds years and keeps the building cooler. On tile roofs we can often keep your tile and replace what’s under it.
New roofs & re-roofing
When repair stops making sense, we replace it: tile, shingle and flat roofs, built to code and cleaned up when we’re done.
Commercial roofing
Flat and low-slope roofs on offices, retail and multi-family buildings, scheduled around your tenants.
Emergency & storm repairs

Questions we hear in Newport Beach
How often should a deck near the beach be recoated?
It depends on sun, foot traffic and the system on it. Near the water we’d rather look at it every few years than wait for a leak. We’ll tell you honestly whether it needs work yet.
Can you waterproof a roof deck over a bedroom?
Yes. It’s one of the most common jobs we do in Newport. The key is the drains, the door threshold and the slope, so water leaves the deck instead of sitting on it.
Do you work in HOA communities?
Yes. Plenty of Newport homes are in an HOA, and we’re used to working with boards and property managers alongside the homeowner.
My tile roof looks fine. Why is it leaking?
On most tile roofs, the tile isn’t what keeps the water out. The underlayment under it does, and that layer wears out first. Flashing at walls, chimneys and valleys is the other common spot, especially this close to salt air. We lift tile where we need to and show you what’s going on underneath.
Do I need a new roof, or can you just replace the underlayment?
If the tile is in good shape, often the underlayment, battens and flashing can be replaced and the same tile put back. That usually costs less than a full re-roof. We’ll tell you which one your roof needs before we quote it.
Can you fix the spot where my roof meets a deck or balcony?
Yes. That’s one of the most common leaks we see in Newport, and it’s where having one company for the roof and the deck pays off. We look at both sides of the connection and fix it as one job.
Do you charge for estimates?
No. Estimates are free, in writing, after we have looked at the job.
Are you licensed?
Yes. Crank Waterproofing is a licensed California contractor, CA License #1038420.
How much should I pay for a roofer in Newport Beach?
It depends on the size of the roof, the material, the pitch, and what we find under it. We come out for free, show you photos of what we found and give you a written estimate, so you’re comparing real numbers, not guesses.
Why hire a licensed contractor instead of a handyman?
A licensed contractor is accountable for the work: licensed, insured, and required to build to code. Roofs and waterproofing fail at the details, like flashing, underlayment and transitions, and that’s where a licensed crew that does this every day earns its price. We’re licensed, CA License #1038420.
Can a general contractor replace a roof?
Who you hire matters more than the title. A roof should be replaced by a licensed contractor whose crew does roofing every day. That’s us: Crank Waterproofing is a licensed California contractor, CA License #1038420, and roofing is a core part of our work.
