Tile Roof Repair & Replacement in Orange County
Clay and concrete tile, repaired the right way. We look under the tile, not just at it, and tell you whether your roof needs a repair, a re-felt or a new roof. Family-run in Costa Mesa since 1945.
The tile isn’t what keeps the water out
Tile roofs are everywhere in Orange County, and they last. The tile itself can go for decades. What fails first is the underlayment under it, the layer that actually keeps water out of your house. When it dries out and cracks, a roof that looks perfect from the street starts leaking into the attic.
Then there’s the rest: cracked or slipped tiles, rusted flashing at walls, chimneys and skylights, worn valley metal, and fasteners that let go. Near the coast, salt air speeds all of that up. That’s why we lift tile where we need to and check what’s underneath before we tell you what the job is.

Repair, re-felt or new roof?
Three very different jobs, and three very different prices. Here’s how we tell which one your tile roof needs.
Repair
When
One leak, a few cracked or slipped tiles, or one bad flashing or valley.
What we do
Fix the spot where water gets in and replace or reset the tiles around it. Many take a few hours.
Re-felt
When
The tile is in good shape, but the underlayment under it is worn out and leaks are showing up in more than one place.
What we do
Lift the tile, replace the underlayment, battens and worn flashing as needed, and put your tile back. Often well under the cost of a new roof.
New roof
When
The tile itself is failing, or it’s a style you want to change.
What we do
New underlayment and new tile, with one manufacturer’s system from start to finish.
Other tile roof work
Broken and slipped tile
We replace or reset tiles to match what’s on your roof. When a tile is no longer made, we use salvaged tile or the closest match.
Flashing and valleys
We replace rusted or failed metal at walls, chimneys, skylights and valleys, where most tile roof leaks start.
Inspections
For a leak, before you buy or sell, or after a storm. You get photos and a free written estimate.
Clay or concrete: what you probably have
Most Orange County tile roofs are concrete tile, in S-tile or flat profiles. Clay tile, the classic red barrel look, shows up more on older Spanish-style homes and custom builds. They age differently. Concrete tile is heavier and can take on more water over time. Clay is lighter but more brittle, so it cracks under foot traffic.
Either way, the fix starts the same: find what’s failing and fix it there.
How a job works
We look first
We inspect the roof, deck or balcony, and open it up where we need to see what’s underneath.
We show you
You get photos of what we found and a plain explanation of what’s wrong and why.
Free written estimate
What the job needs, what it costs, and what’s optional. You decide from there.
Done by the book
One manufacturer’s system from start to finish, and we stand behind the work.

Tile roof questions
My tile roof looks fine. Why is it leaking?
The tile sheds most of the water, but the underlayment beneath it is what keeps it out, and it wears out first. Flashing at walls, skylights and valleys is the other common spot. We lift tile where needed to see what’s going on underneath.
Can you match my broken tiles?
In most cases, yes. Some older tile profiles are no longer made, so we may use salvaged tile or the closest match. We’ll show you before we install it.
Can people walk on a tile roof?
Carefully, and only if they know where to step. Walking on tile the wrong way is one of the most common causes of cracked tile. It’s one reason to have a roofer do the inspection, not a handyman.
Do you work on tile roofs in HOA communities?
Yes. We work within the HOA’s rules on tile type and color.
Is a re-felt cheaper than a new tile roof?
Usually, when the tile is in good shape, because you keep the tile and pay mostly for labor and new underlayment. We’ll tell you which one your roof needs before we quote it.
