Huntington Beach homes get the full coastal treatment: salt air, fog, steady sun and wind off the water. It’s hard on coatings, flashing and anything metal. Downtown and near the water, a lot of homes have balconies and roof decks over living space, and inland, in neighborhoods like Huntington Harbour and the tracts off Beach Boulevard, decks and patio covers from the ’70s and ’80s are reaching the age where what’s underneath starts to give.

Balconies over living space
A balcony over a bedroom is a roof you walk on. When its waterproofing wears through, water doesn’t drip off the edge; it soaks into the plywood and framing and shows up inside, sometimes months later. Near the beach the metal goes first: rusting railing posts and drains crack the coating around them.
We open up anything soft, replace damaged wood, flash the door threshold, posts and drains, then install a complete system on sound wood.
We don’t build on bad bones.We’d rather lose a bid than put new work on top of an old problem.

Questions we hear in Huntington Beach
How do I know if my balcony is leaking into the house?
Stains on the ceiling below, peeling paint, soft spots underfoot, rust at the railing posts or cracks in the coating. If you see any of them, it’s worth a look before the rains.
How often should a deck near the beach be recoated?
It depends on sun, foot traffic and the system on it. Near the water we’d rather check it every few years than wait for a leak, and we’ll tell you honestly whether it needs work yet.
Do you work in HOA communities?
Yes. We work with homeowners and HOAs alike, and we’re glad to walk a board or property manager through what we found.
Do you charge for estimates?
