Irvine homes are reaching the age where it matters
Most of Irvine was built in planned villages from the 1970s on, and much of it went up with concrete tile roofs, stucco and second-story decks and balconies. The tile can last decades. What wears out first is underneath: the underlayment, the flashing at walls and chimneys, and the waterproofing on decks over living space.

Tile roof repair: fix the layer that failed
When a tile roof leaks, the quick fix is to swap the broken tile and seal the spot. Sometimes that’s all it needs. Often the real problem is the underlayment that’s dried out and cracked underneath.
We lift the tile and show you what we found. If the underlayment is done, we replace it and re-lay your original tile wherever it’s still sound. That costs far less than a new roof and keeps the look your village requires.

Questions we hear in Irvine

Can you match my village’s roof and color requirements?
